The apartment is clean, comfy, and has all the amenities one can expect of home. The host was very good in providing information and showing us around, despite our lack of Italian and his English. I will be keeping this address on my favorites list for our next visit(s) to Pisa and its surroundings.

A real sophisticated friendly atmosphere the minute you walk into the hotel. We enjoyed the interesting Art which spreads through the reception into the lounge and all around the hotel.
Our suite was amazing, spacious, bright and airy. A Huge balcony to sit and read a book or enjoy a glass of wine whilst the perfume of the jasmine from the beautiful garden permeates through the air. (we were lucky enough to be upgraded so was extremely happy.)
The roof top bar and restaurant is wonderful, a beautiful view of the sea amazing sunset. staff were very attentive and the couple that were singing and playing guitar were fabulous.
Can’t wait to return in September.

The position of the hotel is on the main strip .The rooms were basic and dated but very clean.

On the most important square in Viareggio, at only 50 m from the sea, the Hotel Lukas offer to its clients 21 rooms, all with bathroom, direct telephone and TV, Games Room, and Television Hall.

Good location at a reasonable price in which to visit the Viareggio Carnevale or the beach. Friendly and helpful staff. Parking is conveniently located and just outside the parking exclusion zone enforced the day of the parade, so you don't have to worry about moving your car or getting towed. View of the ocean on one side of the hotel and of the mountains on the other. Having a refrigerator is always a plus, though a electric kettle would also be nice.

Electrics not good, lose switches, extractor fan in bathroom unusable as it just screeches. Plug in the kitchen falls apart exposing bare wiring, bare wiring on the light in the garden in the sitting area.
Very steep access to the property and you might have to walk the length of the village with your luggage as we did. No description on how to find the property. Lack of a few basic supplies on arrival... one loo roll!
No information sheet in the house on how, what, where or contact details if you have a problem. Bedding and towels (hand towels not bath sheets) are an extra as is cleaning, all per person... just not good value. I question the value for money compared to the other properties we stayed in.
